Home Inspection

The Texas Quality home inspection report includes all the details about the property, and we will answer your questions or concerns so you can make the best real estate decision. The completed report will include high resolution photographs and be provided the same day as the inspection.

Termite Inspections

A termite inspection is always recommended and is a separate service from the home inspection. We are licensed in Texas to complete a Wood Destroying Insect (WDI) Report. This report is a good baseline to have for a new-to-you property and may be required by some mortgage companies.

Pool Inspections

Pools will always require ongoing maintenance and repairs—which can be costly. Our recommended approach is to have qualified pool contractors complete the inspection. This will provide a more focused pool inspection that includes repair or replacement estimates. We will coordinate the pool inspection, so you and your agent have all the pool information you need.

Sewer Scope

A sewer scope is a video camera evaluation of the condition of the main drains below the foundation and in the yard of the home. It is typically recommended in older homes with possible cast iron plumbing or large trees on the property. We can schedule a sewer scope with our qualified plumbing partners to provide you with a more complete drain inspection.

Roof Inspections

We will inspect the roof visually by walking the surface. If the roof is too tall or steep (unsafe to walk) then we will fly a drone to inspect the roof using high resolution cameras. We are fully licensed by the FAA Part 107 and insured to provide this detailed aerial service.

Commercial Inspections

We provide a complete inspection package focused on the client’s goals or specific needs for a property. Sigma Home Inspection will coordinate any additional outside services such as electrical, HVAC, or roofing contractors to provide a detailed view of what is present or what will be needed. We can help you with commercial properties such as retail, warehouse, or office spaces to determine if the property will fit your business strategy.

Frequently Asked Questions

Home inspection prices are based on the size of the home and any
additional features or systems that a property may have—such as a
swimming pool. Single Family Homes/Condos/Townhomes all start at $350
and when you contact us to schedule the inspection we will give you the
exact price. There are no payments due until the inspection is completed
and you have the final inspection report.

Call/Text/Email or you can submit the online “Schedule Now” info. Once
we have your information, we will take it from there—nothing else for you to
do. We will schedule the inspection with the Sellers and any Listing
Services and give you and your Real Estate Agent confirmation that
everything has been scheduled.

We recommend you and your agent arrive toward the end of the inspection
for an in-person Summary Review of the home inspection. During that
time, we will go over the highlights of the inspection and any questions you
may have about the property. Later that same day, you will receive an
email with the final report. 

‍We can schedule an online video review for you or your agent–if anyone
cannot be on-site at the end of the inspection. During the review, we will
screen share the inspection report with you and do a virtual Summary
Review.

Typical homes will require 3 to 4 hours; but the inspection could take less
or more time depending on size, age, or additional systems or inspections
required (such as a pool or termite inspection). When you schedule the
inspection, we will be able to give you a better estimate of timing and your
Real Estate Agent will also be able to guide you through the process.

We can typically do a home inspection within 1 to 2 days of you contacting
us. If you have an immediate need, we can possibly do it the same or next
day. Reach out to us as soon as possible no matter what time of day or
night (TEXT may be best late at night) if you have a tight schedule. We will
accommodate you and your Agent’s best schedule—that may include
weekends if needed.

We inspect all interior and exterior areas of the home, including the lot,
fences, and garage, as outlined by the Texas Real Estate Commission
(TREC) Standards of Practice (SOP). If the home has a sprinkler system,
we will also perform a basic inspection at no extra charge.

If the home has a pool, we highly recommend a pool inspection. This will
be an additional fee, typically $150 and be performed by a swimming pool
contractor. They will provide you with a more detailed inspection and can
assist you and your Agent to determine estimates for any replacement or
repairs that may be needed. Pools are complicated and will always require
ongoing maintenance and repairs. Home Buyers need to be prepared and
aware of these additional costs.

In Texas, a termite inspection is also called a Wood Destroying Insect
(WDI) Report. This is a separate report from the home inspection report
and must be prepared by a licensed termite inspector. We recommend the
termite inspection on all homes and the fee is typically $100 for the WDI
Report. Note: some mortgage lenders may require a WDI Report. Your
real estate agent and the Seller’s Disclosure should provide you with
additional information regarding termites and previous treatments on the
property.

That is an easy one…absolutely. But why? Everything is brand new and
the Builder says they inspect it multiple times during construction.
(1) Yes, everything is “new” but that does not mean it was installed
correctly.
(2) The multiple Builder inspections are more like Quality Control checks
that are being done by unlicensed employees looking at the basics,
and typically have no attention to detail because they need to move
onto the next house of too many that they have that same day.
(3) “I have a 1 year warranty…I don’t need an inspection.” Well yes, you
do have a warranty, but does that mean you want to move into your
new home and have to live with annoying problems right away?
Maybe you have no hot water or heat the first night you move into
that new home. Why not have the Builder fix and correct ALL the
things that they did not do right the first time BEFORE you move in?
